When on a property viewing, it's important to ask questions to gather as much information as possible to make an informed decision. Here are some questions you might consider asking:

General Property Information:

  1. How old is the property?
  2. How many bedrooms and bathrooms does it have?
  3. Is the property Freehold or Leasehold?
  4. If Leasehold, how many years remaining on the lease?

Condition and Maintenance:

  1. Are there any known issues with the property?
  2. When was the property last renovated or updated?
  3. When was the boiler last serviced?
  4. When are that last EICR (electrical) survey?
  5. Is there any evidence of water damage or leaks?

Utilities and Amenities:

  1. Is it gas central heating?
  2. What is the EPC rating?
  3. Is there off road / secured parking?
  4. If so, how many spaces?
  5. Is there a garage?
  6. What is the internet connection like?

Neighbourhood and Community:

  1. What is the area like? Is it quiet, bustling, family-friendly?
  2. Are there schools, parks, shopping centres, or restaurants nearby?
  3. What is the crime rate in the area?
  4. Are there any planned developments nearby?

Accessibility and Transportation:

  1. How accessible is the property by public transportation?
  2. What are the nearest bus/train stations or major roads?

Financial Considerations:

  1. What is the council tax banding?
  2. Are there any property management fees? (even with Freehold properties there are sometimes a management company involved)
  3. What are the average utility costs for the property?

History of the Property:

  1. How long has the property been on the market?
  2. Have there been any offers?
  3. Why is the current owner selling?

Future Plans:

  1. Are there any developments planned for the area?
  2. Are there any restrictions on the property?

If after all questions are satisfied and you are interested in moving forward with an offer. Ask the agent:

  • How soon does the seller want to move?
  • What is the minimum fee the seller will consider?
  • Are there any specific terms or conditions the seller is looking for in an offer?
  • How do you submit an offer?

These questions should give you a comprehensive understanding of the property and help you evaluate whether it meets your needs and expectations.
