Get your AIP (Agreement In Principle)

Be prepared if your deal falls through

In the second quarter of 2022, 31% of property sales fell through before completion. This is often out of your control however having back up options will always stand you in good stead.

In reality, timescales on how long local searches take can vary significantly, from 48 hours to ten weeks. However, you can pre order your searches once you have had an offer accepted through a company called Four Corner Property.

What to do if you get a bad survey report

A survey report can make or break a property deal. Buyers often get cold feet if problems arise from a survey. But a 'bad survey' doesn’t have to mean the end of a sale. Use this report to renegotiate the price of your new home with the owners.

How to speed up conveyancing

When you're buying a property the conveyancing process can be frustrating and out of your control. Make sure you have a conveyancer and you have filled out all relevant paperwork and paid for any upfront fees.

Exchanging contracts

When you exchange contracts, you legally commit to buying the property. Exchanging contracts is exciting but can also be tricky. Make sure you are all boxed up and ready to leave by this date. You should by now have a removals van booked.

Make sure you have buildings insurance

You need to ensure that you take out buildings insurance for the property from the date of exchange and it's usually a condition of the mortgage.

Removals

Moving before Christmas is likely to be busy. So make sure you get quotes from removal companies sooner rather than later, at least 4 weeks before you move.

Completion Day

Completion is the final step in buying your home. You should be busy loading up the removals van and getting ready to move into your new home.
