10 Steps To Selling Your Home

March, 2022

In this guide you will understand the sales process from start to finish, along with some useful tips on how to accelerate that process whilst increasing the value of your property.

The process of selling a home starts with the selection process of choosing the most committed and proactive agent and is certain to be an emotional transaction, of which we take pride in helping people move home successfully.

How much is your property worth?

The first step to selling your home is to get an up-to-date property market appraisal.

HS Homes Of Solihull provide free, no obligation market appraisal which you can request by clicking here.

Preparing your property for the market

You should aim to present your property in the best possible way and fix anything that could put off potential buyers. A fresh lick of paint, some new soft furnishings, plus a tidy up of the garden should help. These are small jobs but can greatly improve your chance of receiving an offer. If you feel your property requires more than a touch up of paint, such as a complete renovation, please feel free to get in touch on 0121 430 4448 we can give you advice on what to do and what not-to-do to make your home ‘viewing ready’.

Choosing the best estate agent

Whichever agent you choose, you should feel confident that they will be able to market your property effectively and will provide support and guidance every step of the way. You should consider if they are affiliated to any professional or regulatory bodies, and if they have a reputation for providing excellent customer service. At HS Homes of Solihull, we consider these things to be essential when it comes to selling property successfully.

Appointing your solicitor

You will need to appoint a legal representative to undertake the conveyancing. The involvement of an efficient, experienced and communicative professional can make all the difference to the speed and ease with which a transaction goes through. Most estate agents are able to make a recommendation about which solicitor to use. Appointing a legal firm at an early stage can help avoid unnecessary delays later on. At HS Homes of Solihull, we work with some superb solicitors and will point you in the right direction.

Preparing for viewings

Try to put yourself in a potential buyer’s shoes and think which aspects of your home will excite and impress them. We use modern marketing techniques to promote your home to the best effect and to the widest possible audience.

Once your property is on the market, you will need to keep on top of cleanliness and clutter on a daily basis in case of any unexpected viewings. Dust and dirt can dull a surface and give viewers the impression that work needs to be done, but a quick clean can reveal the real finish beneath and instantly refresh a property’s appearance. Scented candles and open windows can help keep the property fresh. These small but noticeable acts can help buyers picture themselves living in your property, making them more likely to put in an offer.

Viewing appointments

Some sellers prefer to conduct their own viewings, others prefer us to carry them out. We will happily accommodate whichever route you would prefer to take. If you prefer to show your viewers around, it is important not to rush them, but let them look around at a pace that suits them, whilst answering any questions they may have.

After the viewings have taken place, we will provide you with feedback and discuss the way forward.

Negotiating offers

Every offer that we receive from potential buyers will be reported to you, both verbally and in writing. We will verify all offers so that you have all the relevant information to be able to make an informed decision. That will include checking their financial situation as well as the position of any related sale. Once we have all the relevant information, we will be able to advise you how best to proceed.

Progressing the sale

Once you have accepted an offer from a buyer in a position to proceed, we will write to all parties providing the necessary details for the conveyancing process to begin. At HS Homes of Solihull we are fully aware that our job is not done simply when you have accepted an offer, so our team will continue to work on your file and ensure that everything is kept on track and keep you updated throughout the moving process.

 Exchanging contracts

Once your solicitor or legal conveyancer is completely satisfied with all legal aspects of the transaction and that the necessary finances are in place, they will ask you to sign your contract and pay your deposit. Once this has been done, they will exchange contracts with the conveyancer acting for the buyer. This is the point at which both parties are legally obliged to go through with the sale.

Completion

On completion day the balance of the funds are transferred from your buyer’s solicitor to your solicitor. Once your solicitors have confirmed that the money is safely in their bank account, they will contact us and authorise us to release the keys to your purchasers.

It is now time to celebrate!
